Booking T&C’s

Payment Terms:

We ask that you pay a 20% or £200 non-refundable deposit (whichever is greater) payable on reservation, with the balance due 8 weeks before arrival, bookings made within 8 weeks of arrival must be paid in full at the time of booking, you can pay bank transfer free of charge, or Mastercard or Visa. Details of the balance will be advised to you by email. No entry to the property will be allowed without full payment being cleared before arrival.

Cancellation Terms:

Should you have to cancel your booking after you have paid for your break in full, if we are able to re-let those dates we will refund you the balance, however the initial 20% or £200 deposit which you will have paid on reservation is non-refundable. We advise that you have your own travel insurance to cover any eventualities. However, we will endeavour to be flexible and change the booking dates subject to availability. Prices may differ for your alternative booking dates, you will either be refunded or have to pay the difference in price.

Damage Deposit:

A refundable deposit of £250 is required. This is payable at the time of booking and will be returned after your stay. This is a refundable sum of money to be paid by the guests to cover any potential damage or excessive wear and tear to the property during the stay. We are aware that accidents do happen and would ask guests let us know if there has been any damage or breakages in order for us to rectify problems before our next guests arrive.

Rental Agreement:

In addition to the payment & cancellation terms, there is some information below – to make sure that you are aware of all the T&C’s. References to “we” or “us” as the owners of Borland Farmhouse and “you”, “your”, “guests” is the person making the booking as well as all the members of the holiday party.

Contract Terms:

The contract with this short-term holiday rental will be between “us” as the owners of Borland Farmhouse and “you” the person making the booking as well as all the other holiday party under the following booking terms. The contract will be governed by Scottish Law and must be complied with subject to these booking conditions. The person who’s name is on the booking form (referred to as the responsible person) agrees to take full responsibility for ensuring that the following terms & conditions are adhered to by all members of the party. The responsible person must stay at the property throughout the holiday and be at least 18 years of age at the time of booking. The names, addresses and ages of all members of the party must be shared with the owners if requested. When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you have provided on the booking form. Once payment of the deposit has been made the contract is deemed valid.

Circumstances Beyond our control:

In the unlikely event that we have to cancel your booking in advance due to circumstances beyond our control for example flood, fire, exceptional weather conditions, destruction/damage to the property you will be refunded the full amount of the booking, our liability is limited to the amount paid for the booking.

Liability

We as the owners of Borland Farmhouse as far as the law allows shall not be liable to you or anyone in your party for loss, damage or injury to you /their property or vehicles as a consequence of this agreement. You agree to indemnify us as the owners of Borland Farmhouse against loss, damage or injury sustained to your/their property or any persons as a result of any breach of these conditions or arising from the fault of you or any member of your party.

Right of Entry

We reserve the right to enter the Farmhouse at any reasonable time for inspection, repairs, delivery etc. We will endeavour to contact you in advance, however this may not be possible if there is an emergency repair that requires immediate attention.

Rental Conditions:

The property is let for the purpose of a short term holiday let. The rental agreement confers the right to occupy the accommodation for the agreed period only. The property must only be used for the sole purpose of self-catering accommodation. Causing a nuisance or disturbance to neighbours or any unreasonable behaviour may result in the owner requiring the responsible person or their guests to leave the property.

Capacity of the Property:

Under no circumstances may more than the maximum number of 8 persons occupy the property. We reserve the right to refuse admittance or terminate the occupation if this condition is not met.

Breakages & Damages:

We would greatly appreciate if you would let us know as soon as possible of any damage or breakages. We would like to ensure that anything is either replaced or repaired as soon as possible to ensure that it doesn’t impact the stay for our next guests. We reserve the right to charge for breakages, loss or damage.

Arrival, Cleaning & Departure:

The code to the key safe box will be the last four digits of the mobile phone number which was provided when the booking was confirmed, this will also be sent on the booking confirmation email. Earliest arrival time will be from 2.30pm, and latest check out time will be 11am unless prior arrangements are made and confirmed by the owners. We would greatly appreciate if before you leave you could ensure that the house is left neat and tidy, this may include placing any rubbish in the bins provided outside, filling the dishwasher etc.

Smoking:

We ask guests not to smoke anywhere inside the house, this includes e-cigarettes. You are free to smoke outside the house, where you will find sand filled buckets to discard of any used cigarettes.

Keys:

One set of keys will be provided on your arrival, the main porch door key will be in the key safe which is located next to the porch door, the code to the key safe will be provided by text the day before arrival. Please ensure that all keys are returned at the end of your stay.

Drainage:

Drainage from the house is to a private septic tank. Please don’t put any insoluble materials e.g. sanitary items, baby wipes, nappies as our eco-friendly system cannot break these down. We have provided disposal bags in the bathrooms for you, to dispose of these items in the bins provided. Please dispose of any soiled nappies in the grey general waste bin at the garage door.

Complaints:

Any complaint should be raised immediately with the Owner to allow the opportunity to resolve the matter during your stay.

Short Term Licence:

In line with the Scottish Government Short Term Let requirements, Borland Farmhouse is licenced for a maximum of 8 guests. Licence Number: EA00118F. Expiry 20/08/2028.
